Every project is priced on its own - the condition behind the surfaces, the finishes you choose and any layout changes are what move the number, and none of that shows in a price list. Send us a few photos or book a free site visit, and we will give you a fixed, itemised price in writing. No obligation.
A kitchen or bathroom typically runs 4–8 weeks on site once permits are issued, and a whole-home renovation 3–5 months. The permit stage is the variable one — budget 4–10 weeks depending on the jurisdiction. Your proposal carries a written schedule with the milestones dated, and we tell you the same week if anything moves.
We handle all permits in-house — SF DBI, Planning, PG&E coordination, and all inspections. You don't need to hire anyone separately. Permit costs are included in your proposal and itemized line by line.
Yes. IronNest Construction holds California State Contractor's License #1130134 (Class B — General Building). We carry $1M general liability and workers' compensation insurance. You can verify our license directly at cslb.ca.gov.
One project manager from the first call through the final walkthrough. That person knows your project, handles the permit office, coordinates all trades, and calls you when something changes. You're never chasing down answers.
We have two branches: San Francisco (584 Castro St) and Sacramento (2180 Harvard St). We work throughout San Francisco, the East Bay and the Sacramento region. Projects elsewhere in Northern California (the Peninsula, South Bay, Central Valley or North Bay) are taken case by case — call and we will tell you honestly. Our license, CSLB #1130134, is valid statewide.
